Our 12 bedroom boutique villa is best for renting out the whole unit for events & parties, be it a wedding, family re-unions or intimate gatherings. Being a small, independent villa, we can give you the personal touch, look into the finer details that will make your day special and form memories that will last a lifetime.
12 tastefully designed bathrooms for all your comforts taken into consideration from the table top wash basins, large granite counters, retractable clothes lines, 8” rain showers to large vanity mirrors with beautiful lighting. There are bathrooms on the ground floor, with lowered sink and toilets with grab rails and supports ideal for disabled and elderly guests. The Superiors bathrooms have bathtubs and Deluxe bathrooms have walk in showers.
KITCHEN, LIVING & DINING ROOM
Currently guests have no access to the kitchen area, as it is operated by a third party. You can pre-order yours meals from their 'Set Menu' or 'Large Group Menu' at least 24 hours in advance. Alternatively, order from their 'À La Carte ' with no advanced notice required. Please pay the restaurant directly for your meals. The kitchen staff have a seperate access to the kitchen area.
Guests have private exclusive use of the living and dining room area. The majestic living room is adorned with chandeliers and has enough seating for all your group to gather around and watch a movie or play a game. The large dining table is great for having a large feast with all the group spread around the table. They also provide service of Breakfast, Lunch or Dinner near the Gazebo area for 30 to 50. We shall provide you their direct contact details to discuss what type of menu you would like for an extra cost.
PARTY ROOM
The new PARTY ROOM in the basement is a great space for a private party with its own private bar, a dance floor area, stage, great lighting system, booth seating, wall murals and bespoke neon lighting. This means you can bring your own DJ and drinks too. You are entitled to use the party room for Free for 1 night from 8pm-1am, only available for guests staying at Villa.
HOUSEKEEPING
House Keeping is done daily from 11am-4pm. Linen and towels are changed twice a week. We have provided you with only lodging and no cooking facilities and no meals.
GARDEN / GAZEBO
The gated villa is compounded and has a large garden, ideal for an evening barbecue by the swimming pool. The whole resort is immaculately kept as are the surrounding gardens. The charming garden is very pretty and well-tended. The large lawn area caters well for mixed age groups with lots of space to run around and have a game of badminton, archery or basketball. The pool is surrounded by sun beds to sit back and relax or take a dip in the swimming pool. A private gazebo at the back of the villa which offers guests the option of dining outdoors.
Enjoy the charming private sit out area with a vista of the swimming pool and enjoy Al fresco dining. The beautiful dining Gazebo is 10x 6m and hosts comfortable seating for a large group of people. A high chair is available free of charge, subject to availability. The extensive collection of art and sculptures add to its charm as an ideal getaway.
PRIVATE SWIMMING POOL
If the rigors of the beach prove too much, your own exclusively private swimming pool, with kid's pool and sun loungers are on hand. The delightful swimming pool has a safe beach style entry and is complemented by a two Elephant Showers which spout water from their trunks into the swimming pool allowing you to cool off after basking in the sun. The 12 x 5 meter swimming pool has an attached 3 x 4 meter kid’s pool and 4 x 2m Jacuzzi with overflowing waterfall, great for a back massage. Pool towels are provided. Pool timing is from 8am to 6pm. The dilemma is whether to hang around the pool or take a 2 minute walk to the sea and beach!
SECURITY
Each guest room has a digital safe to keep your valuables secure. The property is gated and has a night time security guard that patrols the area. The external grounds of the accommodation are monitored by CCTV surveillance offering you additional security. The resort has additional safety and security features such as fire extinguishers, railings around balconies, outdoor lighting and a First Aid kit for those unexpected small cuts and scrapes. We want to make you feel safe and sound, ensuring peace of mind throughout your stay. Parking is available onsite.

Check-in/Check-out policy
- The check – in and check – out timings are 12:00 hrs. / 10:00 hrs. respectively.
- Late check – out and early check – in are subject to availability and on additional charge.
- Early Check-in 6:00 am are billed from the previous night
- Before 06:00 hrs. shall be charged 100% of the applicable rate.
- Between 06:00 – 10:00 hrs. will be charged 50% of the applicable rate.
- Between 10:00 – 14:00 hrs. without any charges but room subject to availability.

Terms & Conditions:
- Check in any time after 12 pm and check out is strictly before 10 am please (Defaulting will result in forfeiting your full security deposit. This is to ensure that the next guests are not kept waiting to check in. We do our best to accommodate your request if we do not have a check in on the same day.)
- Check in/ Check out after 6 pm and before 9 am will attract an unsociable hours surcharge of INR 1,000 per request. During Checkout -- You must inform us 24 hours in advance about your correct checkout time as the villa housekeeper & Supervisor needs to be present 1 hour in advance to check full villa inventory.
- 50% of the rental fee is required to confirm the booking within 24 hours and is strictly non-refundable.
- On arrival, during the registration process the pending holiday balance is payable in cash along with the security deposit. Please note the rooms will only be accessible once the registration + ID proofs is given and payment is completed.
- A security deposit of INR 10,000 cash is taken against breakages, loss, theft and damage etc and is refunded upon departure as long as the villa is returned in the same condition it was given.
- On arrival, photocopies of an ID proof must be given to us for all individuals staying at the premises. Acceptable IDs for Indian nationals are (passport, election card, pan card, driving license). Foreign nationals require photocopies of passport, Indian Visa and need to complete C forms, this is a mandatory rule set by the Government of Goa.
- Once the booking is confirmed for ´X´ number of people, no reduction in the price will be accepted if the number of individuals decreases. We will only confirm a booking based on maximum occupancy.
- If an extra individual are found residing in the villa for more than an hour, we shall deduct an extra fee per person from the security deposit for that day. The booking is only for the guests who have paid for the facilities.
Cancellation/ Retention Policy:
- Any cancellation shall draw 50% retention
- Cancellation Policy for Long Week ends High Peak Season period will be Non-refundable bookings.
- Any cancellation (for whatever reason) must be in writing. The effective date of cancellation is the date we receive written notification. Full refund will be allowed to cancellations that have been made 3 months or more, prior to the date of arrival.
